Renovating in Ganshoren: what to know

A quiet residential area

Ganshoren is a small residential municipality in west Brussels, with many single-family houses from the first half of the 20th century and small apartment buildings, surrounded by greener areas.

The most common projects

Upgrading older terraced houses: original electrics and plumbing, bathrooms and kitchens to rethink, roof and facade insulation, window replacement, sometimes loft conversions or a garden extension.

Brussels rules

Ganshoren is in the Brussels-Capital Region: work that changes the facade, volume or use of the property generally needs an urban planning permit from the municipality. RENOLUTION no longer exists, but other support remains. CULA is in Dilbeek, a few minutes away: visits and site follow-up are quick.

Indicative budgets in Ganshoren

In Ganshoren most projects concern 1950s to 1970s houses with a garden. For the projects we see most often here, expect in general: insulating 70 m² of roof (standard range): €3,000 to €6,500; a complete 6 m² bathroom (standard range): €13,500 to €19,000; a 10 m² fitted kitchen, installation included (standard range): €14,500 to €25,500. Amounts include 6% VAT (home over 10 years old), for a site in average condition. The exact price depends on the property's condition: we set it after the free visit.

What changes in 2026 and 2027

The RENOLUTION grants will not return: the 2027 regional budget, agreed on 4 October 2026, plans zero-interest loans for energy renovation instead, expected in spring 2027. On obligations, every Brussels home will need an EPB certificate and must reach class E (275 kWh/m²/year) by 1 January 2033 at the latest. And since 1 June 2025, no oil boiler may be installed during works.

Frequently asked questions

Do I need a permit to renovate a house in Ganshoren?

Purely interior work generally does not, but anything that changes the facade, the volume or the number of dwellings does. We check this with you before pricing.

How much does a bathroom cost in Ganshoren?

Expect roughly €12,000 to €16,000 including VAT for a complete 5 m² bathroom and €17,500 to €24,000 for 8 m². The details are in our price guide.

Should I wait for the 2027 zero-interest loans to renovate in Ganshoren?

For work that can wait, watch for their conditions, expected in spring 2027. For a leaking roof or dangerous wiring, don't wait: 6% VAT already applies today.
