Brussels renovation grants 2027: the end of RENOLUTION and what remains

Many Brussels homeowners still plan their renovation budget around the RENOLUTION grants. Bad news: they no longer exist. Here is what was decided, what is announced for 2027 and the support you can actually count on. Situation as of 2 October 2026.

RENOLUTION: what happened

The official renolution.brussels website states that there is no government decision yet on any new form of financial support. If a quote or an article promises you a RENOLUTION grant for work done today, be careful.

Announced for 2027: zero-rate loans

In February 2026 the Brussels government announced it wants to replace the grants with zero-rate renovation loans, with a budget of around €66 million a year mentioned. By mid-2026 nothing had been adopted: no text, no conditions, no maximum amount. They are expected in 2027 at the earliest.

In practice: don't postpone urgent work (a leaking roof, dangerous wiring) hoping for a loan whose rules aren't known yet. For work that can wait, follow the announcements on renolution.brussels.

The support that really remains

6% VAT

Today this is the most important support, and it is federal. For the renovation of a home more than 10 years old, invoiced by a contractor, VAT drops from 21% to 6% on labour and supplied materials. On a €40,000 job (excl. VAT), that's €6,000 less.

The Ecoreno loan

The Brussels Housing Fund (Fonds du Logement) offers a reduced-rate renovation loan, Ecoreno, in particular for work that improves energy performance. The conditions (income, amounts, rate) change: check them directly with the Housing Fund.

Municipal grants

Some municipalities have their own grants, for example for façade renovation. They change often and depend on the municipality: ask your local administration before you sign.

Budgeting a renovation without grants

  1. Prioritise: roof, dangerous wiring and damp first; insulation next; decoration last.
  2. Group the works: one coordinated job costs less than several spread-out interventions.
  3. Ask for a quote itemised by trade: you can then phase the work over two or three years if needed.
  4. Check the 6% VAT on your quote: if your home is over 10 years old, it should be there.

Frequently asked questions

Can I still apply for RENOLUTION for work done in 2025 or 2026? No. Only final invoices dated 2024 or earlier could still be considered, and the application period has closed.

When will the zero-rate loans be available? They have been announced but not adopted yet. They are expected in 2027 at the earliest, subject to a government decision.

Have Wallonia and Flanders also abolished their grants? Partly. In Wallonia, the Habitation grants ended on 30 September 2026 and are replaced by the Rénopack and Rénoprêt loans. In Flanders, Mijn VerbouwPremie still exists, but since 1 March 2026 only for lower incomes, except for heat pumps. Always check the official websites before counting any support in your budget.
