Sint-Genesius-Rode (Rhode-Saint-Genèse) is a residential municipality south of Brussels, close to the Sonian Forest, with many villas, spacious properties and Anglo-Norman style homes. Kraainem and Sint-Genesius-Rode are Flemish municipalities with language facilities, where French and Dutch live side by side: we work in both languages.

This municipality is in the Flemish Region: permits go through the omgevingsloket (environmental permit portal), a home with an EPC label of E or F must reach at least label D within 6 years of purchase, and the Mijn VerbouwPremie has been restricted to lower incomes since March 2026 (except heat pumps). The 6% VAT rate applies to homes older than 10 years. Near the Sonian Forest, some zones are protected: we check the constraints before pricing.
In Rhode-Saint-Genèse we mostly renovate villas and large properties, often in phases. For the projects we see most often here, expect in general: a complete 8 m² bathroom (premium range): €27,000 to €35,500; a 15 m² fitted kitchen, installation included (premium range): €33,000 to €54,000; painting 300 m² of walls and ceilings (premium range): €9,000 to €15,500. Amounts include 6% VAT (home over 10 years old), for a site in average condition. The exact price depends on the property's condition: we set it after the free visit.
Since 1 January 2026, anyone buying a home rated E or F on the energy certificate (EPC) has 6 years instead of 5 to reach label D, and the planned tightening towards labels C and B has been dropped. Note too: the Flemish Brabant province's adaptation grant (for over-65s, for example a walk-in shower) is ending: last applications on 31 December 2026, with the works already done.
