Ixelles is famous for its bourgeois architecture, its Art Nouveau mansions along the ponds, and its lively shopping streets, illustrating a refined eclecticism.

For your prestigious renovation projects in Ixelles, CULA combines elegance and expertise for exceptional results. We offer a tailor-made service, guaranteeing the optimal enhancement of your heritage.
Around Châtelain, Flagey, Matonge or Avenue Louise, Ixelles is made of 19th-century townhouses, often divided into apartments, Art Nouveau and Art Deco buildings and more recent blocks. High ceilings, plasterwork, old parquet and fireplaces give the building stock its charm, but complicate renovation.
Bringing the electrics and water stacks up to date, bathrooms fitted afterwards into old rooms, restoring parquet and mouldings, partitions and plastering, sound insulation between flats. Many owners also renovate between two tenants: the timeline matters as much as the price.
In many Ixelles neighbourhoods, façades and windows visible from the street are covered by heritage rules: you replace like for like, or you apply for a permit. Narrow streets and limited parking mean planning deliveries, and the permission to occupy the public road for the skip, well in advance.
In Ixelles we work a lot in apartments in mansion houses and older buildings. For the projects we see most often here, expect in general: a full renovation of 75 m² (premium range): €127,000 to €167,000; a complete 5 m² bathroom (premium range): €18,000 to €23,500; a 8 m² fitted kitchen, installation included (standard range): €12,000 to €21,000. Amounts include 6% VAT (home over 10 years old), for a site in average condition. The exact price depends on the property's condition: we set it after the free visit.
The RENOLUTION grants will not return: the 2027 regional budget, agreed on 4 October 2026, plans zero-interest loans for energy renovation instead, expected in spring 2027. On obligations, every Brussels home will need an EPB certificate and must reach class E (275 kWh/m²/year) by 1 January 2033 at the latest. And since 1 June 2025, no oil boiler may be installed during works.
Can I replace the windows of a townhouse in Ixelles?
Yes, but respecting the original look on façades visible from the street. Replacing like for like is generally exempt from a permit; changing the material, design or colour in principle needs a planning permit. Check with the municipality or ask us to do it during the visit.
How do I limit noise for the neighbours?
Working hours are set by the building's rules and the municipality's. We group noisy work (demolition, core drilling) into a few days, warn the neighbours before starting and protect the common areas (lift, stairs).
Will zero-interest loans replace the grants in Ixelles?
That is what the regional budget agreement of 4 October 2026 plans: zero-interest loans for energy renovation, expected in spring 2027. Their conditions are not published yet. Don't wait for urgent work: 6% VAT remains the safest support.
