Halle is a Flemish town south-west of Brussels, known for its basilica. You find older townhouses in the centre, terraced and detached houses from the 1950s to 1980s in the residential areas, and more rural homes in villages such as Buizingen or Lembeek.
Complete upgrades of 1960s to 1980s homes: electrics, bathroom, open kitchen, roof and insulation, window replacement. In older townhouses: damp, floors and bringing installations up to standard.
This municipality is in the Flemish Region: permits go through the omgevingsloket (environmental permit portal), a home with an EPC label of E or F must reach at least label D within 6 years of purchase, and the Mijn VerbouwPremie has been restricted to lower incomes since March 2026 (except heat pumps). The 6% VAT rate applies to homes older than 10 years. Halle is close to Dilbeek: the visit and first advice happen quickly.
In Halle we renovate town houses and estate homes from the 1960s to the 1990s. For the projects we see most often here, expect in general: insulating 90 m² of roof (standard range): €4,000 to €8,000; a complete 6 m² bathroom (standard range): €13,500 to €19,000; renovating a 90 m² roof (standard range): €12,500 to €23,000. Amounts include 6% VAT (home over 10 years old), for a site in average condition. The exact price depends on the property's condition: we set it after the free visit.
Since 1 January 2026, anyone buying a home rated E or F on the energy certificate (EPC) has 6 years instead of 5 to reach label D, and the planned tightening towards labels C and B has been dropped. Mijn VerbouwPremie now only funds heat pumps for higher incomes, and the EPC label grant has gone. Note too: the Flemish Brabant province's adaptation grant (for over-65s, for example a walk-in shower) is ending: last applications on 31 December 2026, with the works already done.
Do you work in Halle and the surrounding area?
Yes, Halle and its villages are a reasonable distance from Dilbeek. The visit is free and the itemised quote follows within 48 hours.
My home in Halle has an EPC label of E: what should I do?
If you bought it, it must reach at least label D within 6 years. People usually start with the roof, then the windows, then the heating. We plan these items together with your other works.
Does Mijn VerbouwPremie still exist for a house in Halle?
Yes, but it has been narrowed: since March 2026, higher incomes can only get it for a heat pump or heat-pump water heater. Lower incomes keep the other items (insulation, windows…).
