Dilbeek, a municipality on the western outskirts of Brussels, is characterized by its iconic castle and a residential architecture mixing old farmhouses, modern villas, and terraced houses.

As a local company in Dilbeek, CULA is your neighbor and your privileged expert for all your renovations. We understand the specificities of our municipality and are committed to offering durable, high-quality solutions, transforming your house into an ideal home.
Dilbeek is made up of six former municipalities: Dilbeek, Groot-Bijgaarden, Itterbeek, Schepdaal, Sint-Martens-Bodegem and Sint-Ulriks-Kapelle. You'll find old farms and village houses, many semi-detached and detached houses from the 1960s to the 1980s, villas with gardens and more recent housing estates.
In houses from the 1960s to the 1980s: replacing the original bathroom along with its pipes, insulating the roof and replacing windows, an open kitchen, converting the loft or extending at the back. In older houses: damp, floors, electrics and heating.
Dilbeek is in the Flemish Region: permits are requested through the omgevingsloket (omgevingsvergunning), anyone buying a home with an EPC label E or F must renovate it to at least label D within 6 years, and since March 2026 Mijn VerbouwPremie is reserved for lower incomes (except heat pumps). 6% VAT applies to homes over 10 years old. CULA is based in Dilbeek: we can come round quickly for a visit.
In Dilbeek, our home municipality, we mostly renovate semi-detached and detached houses from the 1960s to the 1980s. For the projects we see most often here, expect in general: insulating 100 m² of roof (standard range): €4,000 to €8,500; a complete 6 m² bathroom (standard range): €13,500 to €19,000; a 12 m² fitted kitchen, installation included (standard range): €16,500 to €30,000. Amounts include 6% VAT (home over 10 years old), for a site in average condition. The exact price depends on the property's condition: we set it after the free visit.
Since 1 January 2026, anyone buying a home rated E or F on the energy certificate (EPC) has 6 years instead of 5 to reach label D, and the planned tightening towards labels C and B has been dropped. Mijn VerbouwPremie now only funds heat pumps for higher incomes, and the EPC label grant has gone. Note too: the Flemish Brabant province's adaptation grant (for over-65s, for example a walk-in shower) is ending: last applications on 31 December 2026, with the works already done.
Do I need a permit to extend a house in Dilbeek?
Often yes: an extension that changes the volume in principle needs an omgevingsvergunning, with exceptions for some small works. The exact rule depends on the surface and the position on the plot: we help you check it with the municipality before we price the job.
My home is rated E or F: what should I do?
If you bought it, it must reach at least label D within 6 years. Usually you start with the roof, then the windows, then the heating. We plan these works together with your other projects so nothing has to be redone.
I bought an F-rated house in Dilbeek in 2024: how long do I have?
6 years after the deed, instead of the original 5: the extension also applies to earlier purchases. The target remains label D. Roof, windows and heating are usually the three items that get you there.
