The architecture of Anderlecht is diverse, blending the charm of old neighborhoods like Cureghem with more contemporary urban developments and well-integrated green spaces.

Anderlecht stretches from the Cureghem district and the canal, with its 19th-century workers' houses and former industrial buildings, to the greener areas of Neerpede, Scherdemael or Veeweyde. Around the Erasmus hospital and the centre you'll find terraced houses from the 1920s to the 1960s and apartment buildings.
Narrow terraced houses needing a deep renovation (damp, floors, roof, kitchen and bathroom), converting old workshops into homes or lofts, dividing large houses into apartments, insulating roofs and back walls.
Turning a workshop or warehouse into a home changes the use of the building and requires a planning permit, with habitability standards to meet. Dividing a house into several dwellings is also regulated. For an old house, we first check damp, roof and electrics before pricing the finishes.
In Anderlecht, many projects involve terraced houses that need a deep renovation. For the projects we see most often here, expect in general: a full renovation of 120 m² (standard range): €152,500 to €191,000; a complete 5 m² bathroom (standard range): €12,000 to €16,000; renovating a 60 m² roof (standard range): €8,500 to €16,000. Amounts include 6% VAT (home over 10 years old), for a site in average condition. The exact price depends on the property's condition: we set it after the free visit.
The RENOLUTION grants will not return: the 2027 regional budget, agreed on 4 October 2026, plans zero-interest loans for energy renovation instead, expected in spring 2027. On obligations, every Brussels home will need an EPB certificate and must reach class E (275 kWh/m²/year) by 1 January 2033 at the latest. And since 1 June 2025, no oil boiler may be installed during works.
Can an old workshop be converted into a home in Anderlecht?
It's possible, but it changes the use of the building: a planning permit is required, with habitability standards (light, height, floor area). A feasibility study before buying avoids nasty surprises.
Where do I start when renovating a workers' house?
With what can't be seen: roof and gutters, damp, electrics and plumbing. Finishes come after. This order also lets you spread the budget over two or three years without redoing what is already done.
My house in Anderlecht has an old oil boiler: can I replace it like for like?
No. Since 1 June 2025, no oil boiler may be installed during works in Brussels. You can keep the old one while it works, but it will be replaced by another system (gas condensing boiler, heat pump…). Best to plan it into your renovation.
