Bruges' centre is a UNESCO World Heritage site and its stepped gables, quays and lanes are protected. Around the centre you find 20th-century terraced houses, villas and recent housing estates.
In the centre: upgrading old houses (damp, floors, electrics, roof), fitting bathrooms and kitchens into old volumes. In the outskirts: complete renovations of 1960s to 1990s homes, insulation and window replacement. CULA is not next door, but travels to Bruges for projects that justify it.
This municipality is in the Flemish Region: permits go through the omgevingsloket (environmental permit portal), a home with an EPC label of E or F must reach at least label D within 6 years of purchase, and the Mijn VerbouwPremie has been restricted to lower incomes since March 2026 (except heat pumps). The 6% VAT rate applies to homes older than 10 years. In the protected area, changing the facade, windows or roof generally needs a permit and may come with material requirements: we check this before pricing.

Since 1 January 2026, anyone buying a home rated E or F on the energy certificate (EPC) has 6 years instead of 5 to reach label D, and the planned tightening towards labels C and B has been dropped. Mijn VerbouwPremie now only funds heat pumps for higher incomes, and the EPC label grant has gone.
