Renovating in Antwerp: what to know

Narrow, deep townhouses

Antwerp is a city of terraced houses from the 19th and early 20th centuries: narrow fronts, deep plots, steep stairs. You find them in districts such as Berchem, Borgerhout or Zurenborg, alongside newer apartment blocks and interwar homes.

The most common projects

Complete renovations of terraced houses (electrics, plumbing, floors, insulation), bathrooms and kitchens rethought in a narrow space, loft conversions, and energy upgrades to reach at least label D. CULA has many worksites in Antwerp and travels there from Dilbeek without difficulty.

Flemish rules and public space

This municipality is in the Flemish Region: permits go through the omgevingsloket (environmental permit portal), a home with an EPC label of E or F must reach at least label D within 6 years of purchase, and the Mijn VerbouwPremie has been restricted to lower incomes since March 2026 (except heat pumps). The 6% VAT rate applies to homes older than 10 years. On narrow streets, placing a skip or a goods lift may require a permit to use the public domain: we plan for that from the start.

Indicative budgets in Antwerp

In Antwerp we mostly renovate narrow, deep townhouses. For the projects we see most often here, expect in general: a full renovation of 140 m² (standard range): €178,000 to €222,500; a complete 6 m² bathroom (standard range): €13,500 to €19,000; renovating a 70 m² roof (standard range): €10,000 to €18,500. Amounts include 6% VAT (home over 10 years old), for a site in average condition. The exact price depends on the property's condition: we set it after the free visit.

What changes in 2026 and 2027

Since 1 January 2026, anyone buying a home rated E or F on the energy certificate (EPC) has 6 years instead of 5 to reach label D, and the planned tightening towards labels C and B has been dropped. Mijn VerbouwPremie now only funds heat pumps for higher incomes, and the EPC label grant has gone.

Frequently asked questions

Do you work in Antwerp?

Yes. We have many worksites there and travel for the site visit: the quote is free, itemised and sent within 48 hours after the visit.

How much does a complete townhouse renovation cost in Antwerp?

For a total renovation, prices are generally between €1,200 and €3,000 per m² excluding VAT depending on the range. A narrow terraced house with difficult access takes more labour: the price calculator gives an order of magnitude, the visit sets the figure.

My terraced house in Antwerp is rated F: does the renovation obligation apply?

Yes, if you bought it since 2023: you have 6 years after the deed to reach label D. In a narrow house, roof, windows and heating are often enough; the new EPC after the works is the proof.
